We're currently seeking a Bilingual Property Manager (Tax Credit) to oversee a small, four-property portfolio in Denver, CO totaling 140+ units, with a primary home base at a market-rate community and three nearby affordable LIHTC sites.

This role is ideal for a hands-on, Spanish-speaking property manager who can own compliance, collections, and occupancy across multiple locations. You’ll have real autonomy day-to-day, support from a shared maintenance team, and the opportunity to help hire and shape your onsite leasing support as the portfolio continues to grow.

Responsibilities

• Oversee day-to-day operations across a four-property portfolio totaling 140+ units, including regular travel between nearby sites

• Manage LIHTC compliance processes including resident files, recertifications, and audit readiness

• Drive occupancy performance and leasing coordination, especially at sites with vacancy exposure

• Own resident accounts receivable, delinquency follow-up, and collections workflows

• Coordinate work orders and turns with a shared maintenance team supporting multiple nearby communities

Qualifications

• Bilingual English/Spanish (written and spoken)

• Hands-on LIHTC property management experience (Section 8 or HUD project-based considered with strong compliance ownership)

• 2+ years of property manager or community manager experience, including 100+ units or multi-site oversight

• Valid driver’s license and reliable vehicle for travel between properties

• Strong track record with resident AR, delinquency management, and occupancy improvement

Perks

• Total compensation range of $77,000 to $82,500 (base salary plus bonus potential), with top-end base of $75,000 and 10% bonus potential paid quarterly
