We're currently seeking a high-performing Community Manager to lead operations at a 30+ story luxury high-rise student housing community in Philadelphia, PA.

This is a prime opportunity for an experienced property manager who's ready to drive occupancy while overseeing capital improvement projects and lead a large team through lease-up. With full control over operations, financials, and a well-funded CapEx plan backed by one of the largest ownership groups in the industry, the right candidate will have the resources and support to make a real impact. The previous Community Manager was promoted to Regional, and this role offers a clear growth path for the right leader.

Responsibilities

  • Oversee day-to-day operations of a 800+ bed luxury high-rise student housing property

  • Lead a large team including maintenance, leasing, bookkeeping, and student staff

  • Manage property financials, budgets, NO-I, P&L, and variance reporting

  • Execute capital improvement projects including lobby and curb enhancements

  • Drive lease-up strategy and market analysis to achieve occupancy benchmarks

Qualifications

  • 2+ years of property management experience in student housing high-rises

  • Proven experience managing and overseeing capital improvement projects

  • Demonstrated success leading large teams of 15-40+ employees with strong tenure

  • Strong financial acumen with experience in operations, budgeting, and reporting

  • Lease-up or new development experience is a plus

Perks

  • Earn up to $135k in total compensation including base salary up to $115k

  • Bonus potential of $10,000 to $20,000 for achieving lease-up benchmarks
