We're currently seeking a hands-on General Manager to lead a flagship, fully-furnished student housing community in Manhattan near Columbia University.

This is a unique opportunity for an experienced student housing operator who wants true site ownership in a high-touch environment. The community is stabilized and fully leased, with a lean onsite team and a GM who serves as the face of the asset. The role offers a $70,000 base salary plus a free on-site apartment (100% housing discount), creating an estimated total value of about $129,000 per year.

Responsibilities

• Own day-to-day operations for a stabilized student housing community of approximately 80 units

• Lead and support a small onsite team across leasing, resident experience, and facilities coordination

• Oversee leasing performance, renewals, resident retention, and service standards in a high-expectation market

• Manage budgets, invoicing, and operational reporting while maintaining strong financial discipline

• Serve as the primary onsite leader for resident escalations, vendor coordination, and overall community performance

Qualifications

• 2+ years of student housing experience within the last 5 years (Property Manager, Community Manager, General Manager, or similar)

• Proven end-to-end operational ownership of a stabilized property (not lease-up only)

• Experience leading onsite teams and driving accountability and service standards

• Ability to relocate to or commute within Manhattan and live on-site as part of the housing benefit

• Valid driver’s license and ability to pass a background check
