We're currently seeking an experienced HVAC Maintenance Technician (EPA Universal required) to join a conventional apartment community in Marietta, GA (East Cobb).

This is a hands-on role for a technician who can confidently troubleshoot and repair residential HVAC systems while also supporting general apartment maintenance needs like turns, make-readies, and resident work orders. You’ll work a full-time schedule with a guaranteed 40-hour week, participate in an after-hours on-call rotation (with overtime upside), and have long-term growth potential with a nationwide operator.

Responsibilities

• Diagnose, repair, and maintain residential HVAC systems including split systems, heat pumps, condensers, air handlers, and related components

• Complete resident service requests and HVAC-related work orders with a strong customer-service mindset

• Support apartment turns and make-ready work, including basic plumbing, electrical, appliances, drywall, and preventive maintenance as needed

• Participate in an after-hours emergency on-call rotation and respond to urgent maintenance issues

• Work closely with the Maintenance Supervisor and on-site team to maintain property standards and safety compliance

Qualifications

• EPA Section 608 Universal certification (required)

• 3+ years of hands-on HVAC experience in the field (not including school-only experience)

• Strong troubleshooting skills and ability to diagnose issues end-to-end and complete quality repairs

• Multifamily or apartment maintenance experience preferred (turns, make-readies, work orders)

• Ability to work full time and participate in an on-call rotation
