We're currently seeking an experienced Maintenance Supervisor to lead the on-site service team at a conventional apartment community in Marietta, GA (East Cobb).

This is a hands-on leadership role for someone with strong HVAC diagnostic ability and an EPA 608 certification who can run day-to-day maintenance operations, keep turns and make-readies on track, and coach a team to deliver great resident service. The process is moving quickly, and this role offers long-term growth potential with a nationwide operator.

Responsibilities

• Lead daily maintenance operations, including work orders, preventive maintenance, and apartment turns/make-readies

• Supervise and develop the on-site maintenance team, including assigning work and maintaining quality standards

• Perform and oversee HVAC troubleshooting, diagnostics, and repairs

• Coordinate vendors, inspections, and service contracts while maintaining strong cost control

• Participate in an on-call rotation and respond to after-hours maintenance emergencies as needed

Qualifications

• EPA Section 608 certification (Universal strongly preferred)

• Proven experience leading an apartment maintenance team (supervisor or strong lead ready to step up)

• Deep, hands-on HVAC diagnostic and repair skills

• Experience managing turns/make-readies, work order flow, and preventive maintenance schedules

• CPO certification is a plus (or willingness to obtain if required)

• Total compensation range: approximately $73,000 to $81,000+ annually (includes base pay plus overtime/on-call upside); top end up to $39/hour
