At Percy, we’re building new ways to help talented professionals find meaningful career opportunities at leading multifamily companies. We’re currently seeking a Property Manager with LIHTC / affordable housing experience to lead a 400-unit community in Southeast Washington, DC.

This role is ideal for a hands-on operator who can step into a fast-moving environment, navigate a heavy court-case and delinquency load (50+ residents currently in court), and run the site with true ownership mentality—asking, “If this were your money, what would you do?”

You’ll partner closely with regional leadership to make smart budget decisions, drive operational improvements, and bring urgency, proactivity, and structure to the day-to-day. The expectation is to be fully up and running by month 3, while juggling multiple ongoing projects such as renovations and mechanical improvements.

Responsibilities

  • Oversee day-to-day operations for a 400-unit LIHTC / affordable housing community

  • Take ownership of resident relations, delinquency mitigation, and court coordination, including an active docket of 50+ cases

  • Lead onsite teams including leasing (4) and maintenance (7), and provide guidance on optimal staffing levels

  • Partner with regional leadership on budgets, financial decision-making, and resource allocation throughout the year

  • Manage multiple concurrent property initiatives (e.g., turnover renovations, mechanical issues, solar installation)

  • Learn the property deeply and bring a proactive plan—this team is looking for impact, not “chair-occupying”

Qualifications

  • 2+ years of LIHTC Property Manager experience

  • Strong working knowledge of local housing ecosystem and agencies in Washington, DC

  • Confident financial operator: comfortable reading budgets, making extrapolations, and recommending where to spend

  • Able to handle pressure with urgency, prioritize effectively, and manage several projects at once

  • Leadership style rooted in accountability, service, and ownership mentality

Compensation & Benefits

  • Base salary target: $90,000–$100,000

  • Bi-annual bonus typically 5–10%, plus potential spot bonuses for major milestones/results
