Percy is partnering with a leading multifamily operator to find an experienced Property Manager for a vibrant 293-unit apartment community located in Chicago's dynamic Hyde Park neighborhood. Built in 2016, this 13-story property includes a unique blend of market-rate and affordable housing units, with significant student housing elements.

This role is perfect for a dynamic property management professional who thrives on variety, excels in fast-paced environments, and enjoys engaging with diverse communities. You’ll lead the day-to-day operations, community outreach, and financial performance of the property while overseeing a talented team.

Responsibilities:

  • Oversee property operations, achieving leasing goals (currently trending from 73% pre-leased to 80% within 60 days)

  • Lead financial management including variance reports and accruals

  • Direct leasing and marketing strategies, emphasizing student housing market and community events

  • Coordinate and execute efficient mass-turn processes annually

  • Cultivate strong community relationships and promote resident engagement

Qualifications:

  • 2+ years of property management experience specifically in student housing with mass-turn expertise

  • Solid knowledge of affordable housing and Section 8 processes

  • Demonstrated financial acumen (variance analysis, accrual accounting)

  • Proven success in community outreach, leasing, and marketing

  • Strong interpersonal skills to effectively manage diverse teams and community interactions

  • Weekend and after-hours commitments required during 2-3 week turnover period
