This is a prime opportunity for an experienced student housing leader who is passionate about driving occupancy and revenue, elevating marketing performance, and building high-performing teams. With ownership support and autonomy over financials, marketing, and daily operations, the right candidate will deliver measurable results while creating an exceptional resident experience through peak leasing and turn seasons.

Responsibilities

• Oversee day-to-day operations of a 700+ bed student housing community

• Drive occupancy, revenue, and marketing performance across peak leasing cycles

• Lead and coach leasing, resident services, and maintenance teams with accountability

• Manage budgets, NOI, P&L, rent collections, and financial reporting

• Plan and execute turn, renewals, and resident experience initiatives

Qualifications

• 2+ years of experience as a Community Manager within student housing

• Proven track record improving occupancy, revenue, marketing, and team KPIs

• Strong financial acumen with budgeting, NOI management, and reporting

• Expertise in leasing strategies including digital marketing and resident events

• Turn planning and vendor coordination experience with property software proficiency
