At Percy, we’re building new ways to help people find rewarding careers at top-tier property management companies across the country. We’re currently looking for a highly capable Community Manager to lead operations at a 600+ bed, purpose-built student housing community in Fayetteville, AR.

This is a strong opportunity to manage a fully leased, modern property in a major SEC college town. The right candidate will have experience in student housing, strong university relations skills, and a passion for marketing and team leadership. Responsibilities

● Oversee daily operations of a fully leased, 600+ bed student housing community

● Lead and develop a team including ACM, leasing consultants, and maintenance staff

● Serve as the primary liaison between the property and the university

● Manage property-level marketing and social media initiatives

● Ensure a strong resident experience and promote renewal retention

● Monitor property financials and collaborate with ownership on budget goals

● Supervise turn season execution and performance of contractors and vendors

● Ensure operational compliance, curb appeal, and adherence to safety protocols


Qualifications

● 2+ years of experience as a Property Manager in student housing

● Strong leadership skills and ability to manage a full-site team

● Experience coordinating with universities and handling student demographics

● Proven success with social media marketing and resident engagement strategies

● Strong communication, organizational, and problem-solving abilities

● No on-site housing is available for this position


Perks

●Earn up to $95,000 in total compensation, including salary and bonuses 

● $75,000–$85,000 base salary plus quarterly bonuses of $2,000 + $3,000 turn season bonus
