We're currently seeking a Senior Maintenance Technician to serve as the lead hands-on maintenance expert for an older, 70+ unit apartment community in Newark, NJ.

This is a true systems role, not a basic make-ready position. You’ll be the primary on-site technician trusted to troubleshoot boilers, HVAC, plumbing, and electrical issues, and you’ll be the go-to resource when other techs need help solving tougher problems. The headline perk is a rent-free on-site apartment after a 30-day introductory period, on top of an hourly rate and bonus potential.

Responsibilities

• Serve as the senior, hands-on maintenance lead for a 70+ unit apartment community across multiple nearby sites

• Troubleshoot and repair building systems including boilers, HVAC, plumbing, and electrical

• Complete work orders and updates using Yardi (mobile/app-based work order system)

• Participate as the primary on-call technician for after-hours maintenance needs

• Support seasonal needs including snow removal (shoveling and salting walkways)

Qualifications

• 5+ years of hands-on maintenance experience across electrical, plumbing, carpentry, and painting (closer to 10 years preferred)

• Strong troubleshooting ability with older-building systems, especially boilers and HVAC

• Willingness to use Yardi for all work orders (paper-only workflows will not be a fit)

• Comfortable serving as the primary on-call technician

• Ability to live on-site and start in the rent-free unit after the first 30 days

• Total compensation range of approximately $52,000 per year (base pay plus bonus potential), with top-end base pay equivalent to $25/hour and bonus potential available
