At Percy, we’re building new ways to help people find rewarding careers at top-tier property management companies across the country. We’re currently seeking a high-performing General Manager to lead operations at a 500+ bed student housing community in Seattle, WA.

This is a prime opportunity for an experienced property manager who’s passionate about turning around underperforming assets, driving occupancy, and leading through transformation. With full control over financials, marketing, and operations, the right candidate will have the autonomy and resources to deliver real impact, backed by institutional ownership and a long-term CapEx investment plan.

Responsibilities

  • Oversee day-to-day operations of a 500+ bed student housing property

  • Lead and support a team of leasing, maintenance, and community staff

  • Manage property financials including budgets, NOI, P&L, and variance reports

  • Drive preleasing, renewal, and marketing strategies — including social media and event programming

  • Execute value-add and capital improvement projects (with long-term funding in place)

  • Foster a high-performing team culture with an emphasis on accountability and service

  • Collaborate with ownership and regional leadership on performance goals and strategy

Qualifications

  • 3+ years of experience managing student housing properties

  • Strong financial acumen — able to independently manage budgets, NOI, and reporting

  • Experience with Entrata strongly preferred

  • Background in leasing and marketing, including social media and resident events

  • Proven ability to lead value-add or CapEx projects

  • Track record of improving team performance and resident satisfaction

  • Comfortable taking ownership of a high-expectation, turnaround environment
