At Percy, we're building new ways to connect talented professionals with meaningful career opportunities at leading companies in the multifamily industry. We're currently seeking a high-performing General Manager to lead operations at a 600+ bed student housing community in Honolulu, HI.

This is a steady-leadership opportunity at a Class A-minus, mid-rise student community with standout amenities and rooftop views. The property is in a strong position and needs a consistent on-site leader to guide leasing and facilities teams, strengthen day-to-day execution, and capture upside through mid-year and transfer leasing.

Responsibilities

  • Oversee day-to-day operations for a 600+ bed student housing community

  • Lead and develop onsite leasing and facilities teams, driving accountability and service

  • Manage budgets, reporting, and operational performance in partnership with regional leadership

  • Drive occupancy through strong leasing execution, including mid-year and transfer leasing strategy

  • Maintain a light relationship with ground-floor retail tenants, focused on cleanliness and operational standards

Qualifications

  • Student housing experience required (GM experience preferred; strong progressive AGM considered)

  • Proven ability to lead both leasing and maintenance/facilities functions

  • Strong communication skills with ownership/regional partners and a proactive operating style

  • Genuine commitment to living and working in Honolulu (relocation candidates welcome with clear commitment)

  • Total compensation range of $99,000 to $127,000 (base salary $90,000 to $115,000 plus 10% bonus potential; top end $115,000 base with 10% bonus)
