We're currently seeking a high-performing General Manager to lead operations at a 600+ bed student housing community near the University of Maryland in College Park, MD.

This is a high-visibility, name-making opportunity for a student housing operator who thrives in lease-up and repositioning environments. The community has recently been rebranded, major amenity renovations are complete or nearing completion, and unit upgrades are underway with additional renovation phases planned. With ownership support and executive-level attention, you’ll own the leasing and marketing strategy, lead a newer on-site team, and drive the asset from lease-up conditions to stabilization.

Responsibilities

  • Lead day-to-day operations for a 600+ bed off-campus student housing community

  • Own the lease-up and repositioning strategy, including pricing, concessions, outreach, events, and digital marketing

  • Manage financial performance including budget drafting, NOI management, variance reporting, and invoice approval

  • Hire, train, and develop a newer on-site team across leasing and maintenance while setting clear structure and expectations

  • Oversee vendor relationships and coordinate unit renovation scheduling while escalating capital needs appropriately

Qualifications

  • 3+ years of on-site leadership experience in off-campus, purpose-built student housing (GM, Property Manager, or Community Manager level)

  • Proven lease-up, new development, or repositioning experience where you personally built and executed the marketing and leasing plan

  • Strong financial acumen with experience managing budgets, NOI, and ownership-level reporting

  • Demonstrated ability to build and lead teams, including training less-tenured staff

  • Confident, polished communicator comfortable presenting directly to ownership and senior leadership
