We're currently seeking a hands-on Maintenance Supervisor to lead maintenance operations at a 200+ unit, 700+ bed luxury student housing community in Bloomington, IN.

This is a great fit for a working supervisor or strong lead technician who enjoys being on the tools while also directing a small team. You’ll oversee a modern mid-rise asset with high-end amenities and heavy mechanical systems, with support from an onsite Property Manager and a Regional Maintenance Manager. The schedule is steady most of the year, with paid overtime during the annual turn season.

Responsibilities

• Lead day-to-day maintenance operations for a 200+ unit, 700+ bed student housing community with luxury amenities including pool/spa and fitness facilities

• Supervise and support a small onsite team (maintenance technicians and porter) while remaining a working lead on work orders and troubleshooting

• Manage preventive maintenance, inspections, and readiness for annual turn, including extended hours and overtime during turn season

• Coordinate vendors for specialized systems and services (elevators, HVAC, access control, fire/life safety, pool/spa, and common-area services)

• Maintain strong curb appeal and resident service standards, including professional communication with residents and parents

Qualifications

• 5+ years of residential apartment maintenance experience, ideally in larger communities (200+ units and/or 500+ beds)

• EPA Section 608 Universal certification required

• Prior supervisory or lead experience (directing techs, assigning work, and coordinating vendors) strongly preferred

• Pool/spa maintenance experience and/or CPO certification preferred

• Ability to participate in a rotating on-call schedule and live within 30 minutes of the community

Perks

• Total compensation range of approximately $58,000 to $68,000 (base pay plus bonus potential and paid turn overtime), with top base pay of $30/hour plus annual bonus eligibility

• Monday to Friday schedule (8:00 AM to 4:00 PM) with rotating on-call shared across the maintenance team
