 This is a confidential replacement search for a highly autonomous regional seat supporting a portfolio of large, purpose-built student communities near major universities totaling 4,000+ beds. The right leader will bring strong student housing regional experience, full budget ownership, and a proven track record of transparent communication and sound judgment in an environment with heavy new-development competition.

 Responsibilities

• Oversee operations for a 4,000+ bed student housing portfolio across multiple large communities

• Lead, coach, and hold accountable a team of onsite Community Managers

• Own portfolio financial performance including budgeting, expense control, and variance reporting

• Drive leasing strategy, retention, and resident experience initiatives to compete against new supply

• Maintain consistent, accurate reporting and escalation to senior operations leadership

 Qualifications

• 2+ years of Regional Manager (or Area Manager) experience specifically within student housing

• Experience overseeing a portfolio of 4,000+ beds (or similarly scaled student housing operations)

• Demonstrated ownership of budgets, P&L performance, and variance reporting

• Background operating in highly competitive student markets with significant new development

• Ability to travel frequently (approximately 70%+)
