This is a great fit for a working supervisor who enjoys staying on the tools while leading a small team. The community has recently seen major capital upgrades (including elevators, roof, and central air improvements), and the focus is on strong day-to-day execution, unit turns, and keeping the building inspection-ready for HUD standards.

Responsibilities

• Lead day-to-day maintenance operations for a 150+ unit senior high-rise, supervising a small team while remaining hands-on

• Diagnose and service PTAC (wall-sleeve) heating and cooling systems in-house and coordinate vendors as needed

• Oversee unit turns, make-readies, and preventive maintenance to keep the property running smoothly

• Prepare for and support HUD/affordable housing inspections (NSPIRE/REAC) and maintain strong documentation and readiness year-round

• Participate in an on-call rotation and respond to after-hours emergencies as needed (paid as overtime)

Qualifications

• EPA Section 608 certification (Universal preferred)

• 3+ years of experience supervising maintenance staff in multifamily housing

• Affordable housing or HUD experience strongly preferred, especially inspection preparation (NSPIRE/REAC)

• Strong skills in plumbing, leak repair, unit turns, and general building systems

• Ability to pass a standard background check

• Total compensation range: up to approximately $62,000/year (includes base pay, turn bonuses, and on-call overtime); top end $28/hour plus bonuses
