We're currently seeking a hands-on General Manager to lead operations at a boutique luxury student housing community near the University of Florida in Gainesville, FL.

This is a unique opportunity for a detail-driven operator who wants real ownership of a one-of-a-kind “luxury dorm” style asset, not a cookie-cutter apartment community. With a lean onsite team and a marketing-forward strategy, this role is ideal for someone who can balance day-to-day execution with creative thinking, digital marketing insight, and a roll-up-your-sleeves approach during peak leasing and turn.

Responsibilities

• Oversee day-to-day operations for a boutique student housing community with 150+ beds across multiple buildings

• Lead a lean onsite team and provide hands-on support during peak leasing and turn periods

• Manage leasing performance and help drive a later, compressed leasing cycle tied to the academic calendar

• Monitor marketing performance and digital spend, using analytics to recommend adjustments and improve results

• Coordinate vendor relationships and oversee turn planning, including in-house touch-up work and outsourced services

Qualifications

• 2+ years of property management leadership experience in student housing or high-volume multifamily

• Highly detail-oriented with a strong sense of ownership and follow-through in a lean operating environment

• Comfortable interpreting digital marketing and leasing analytics to guide strategy and spending

• Creative, proactive mindset with the ability to market a differentiated product to a student audience

• Experience leading small teams and working cross-functionally with leasing and maintenance

• Earn $70,000 to $80,000 in total compensation (base plus bonus potential), with top-end pay around $80,000
