At Percy, we're building new ways to connect talented professionals with meaningful career opportunities at leading companies in the multifamily industry. We're currently seeking a hands-on Maintenance Supervisor to support two student-housing communities near the University of Minnesota in Minneapolis, MN.

This is a multisite leadership role for someone who truly works on HVAC and building systems, not just a vendor coordinator. You’ll split time between two nearby communities, oversee turns and daily work orders, and help lead a maintenance team in a fast-paced student environment with clear expectations around on-call and peak turn season.

If you'd like to be considered, please submit a resume for review.

Responsibilities

  • Oversee day-to-day maintenance operations across two nearby student-housing communities

  • Perform and lead hands-on HVAC work including diagnostics, repairs, and occasional installs across common system types

  • Coordinate and execute high-volume turn season and unit readiness using tools like EZTurn and standard work-order systems

  • Lead, schedule, and support onsite maintenance staff while maintaining strong communication with site leadership

  • Source and manage vendors as needed while keeping as much work in-house as practical

Qualifications

  • Active EPA Section 608 Universal certification (required)

  • Proven hands-on HVAC experience with split systems, air handlers, and condensing units

  • Experience in student housing or other high-volume environments with tight turn timelines

  • Comfortable working independently across a multisite assignment and prioritizing competing needs

  • Able to participate in an on-call rotation (about monthly) with reliable transportation and a 1-hour response window

Perks

  • Total compensation range of approximately $70,000 to $83,000 annually (base pay plus overtime and on-call), with top-end hourly rates up to $35/hr

  • Manageable on-call rotation (Friday-to-Friday, about once per month)

  • Work for a nationwide company that can offer growth and stability

  • Modern, well-amenitized communities with strong operational support and systems

  • Full benefits package including all major insurance, 401k, and PTO
