This is a team-lead role for someone who truly fixes things, especially HVAC, and can keep a fast-paced community running smoothly during peak work order volume and turn season. You’ll lead a crew of technicians plus site support staff, own preventative maintenance for key building systems (including the generator), and partner closely with onsite leadership while using modern tools to stay organized.

Responsibilities

  • Lead day-to-day maintenance operations for a 300+ unit student-housing high-rise

  • Supervise and develop a team of maintenance technicians plus grounds/housekeeping support

  • Perform and oversee hands-on HVAC work including repairs, troubleshooting, and installs as needed

  • Own preventative maintenance routines for critical building systems, including generator checks and scheduled PMs

  • Coordinate with vendors when needed and communicate updates clearly to onsite leadership

Qualifications

  • Active EPA Section 608 Universal certification (required)

  • Proven hands-on HVAC experience with split systems, air handlers, and condensing units (not vendor-only oversight)

  • Experience in student housing or other high-volume environments with strong turn/ready-to-rent execution

  • Prior leadership experience managing and directing a maintenance team

  • Comfort with work order apps, email, Excel, and parts ordering; reliable transportation for on-call response

Perks

  • Total compensation range of approximately $66,000 to $83,000 (base pay plus overtime and on-call), with top-end earnings around $83,000 all-in

  • Hourly base pay range of approximately $32 to $35 per hour (top end $35/hr)

  • On-call rotation is Friday-to-Friday and typically about once per month

  • Full benefits package including all major insurance, 401k, and PTO

  • Work for a nationwide company that can offer growth and stability
