At Percy, we're building new ways to connect talented professionals with meaningful career opportunities at leading companies in the multifamily industry. We're currently seeking an experienced Property Manager to oversee a 100+ unit affordable housing community in Amsterdam, NY (Capital Region).
This is a true site-ownership role in a one-person office environment, supported by an established onsite maintenance team. The community is stable and largely caught up, making this a great fit for someone who enjoys autonomy and can personally manage affordable compliance, leasing, and collections without day-to-day oversight.

Responsibilities
Oversee day-to-day operations for a 100+ unit affordable housing community (mixed affordable programs)
Run affordable compliance processes including recertifications, income qualifications, and audit readiness
Manage leasing activity end to end, including applications, move-ins, renewals, and resident communication
Own collections and delinquency follow-up, partnering with residents and internal stakeholders to resolve issues
Coordinate vendors and work closely with onsite maintenance to ensure strong service delivery and curb appeal
Qualifications
2+ years of onsite property management experience in affordable housing (Section 8/HUD experience strongly preferred)
Ability to operate independently in a one-person office, balancing compliance, leasing, and resident needs
Hands-on experience with collections, delinquency management, and resident issue resolution
Must live within a reasonable commuting distance (about 45 minutes) for on-call coverage
Affordable housing certifications (COS, CPO, LIHTC credentials) are a plus

Total compensation range of $70,000 to $76,000 (base plus bonus potential), including a top base of $70,000 and 8% bonus potential paid twice per year
